Payment/Fee

 

  • All tenants subject to a successful let are required to pay the office administration fee of £600.00 including VAT . It is a one off fee which is charged when a tenant signs a contract to accept the tenancy. An administration fee is not refundable when the tenancy expires. If a tenant moves to a one of our properties they will be subjected to pay the administration cost for that property. The charges Include the following:-
    Tenancy agreement fee: (inc. VAT) this is payable after your offer has been accepted and we have proceeded to draw up a tenancy agreement.
  • Reference fee for each Tenant or Guarantor: This is payable when you have agreed to undergo the independent referencing process and includes a credit check and right to rent check. References are carried out by an independent Third Party.
  • Inventory charges.Property Check in & out,viewing charge.Tenants will also normally be responsible  for a professional clean at the end of the tenancy.Tenants can do their own end of tenancy cleaning, but if they can not do it for any reason then we charge them £80.00 including VAT and ask  our cleaners to clean the property .
  • Updating Local council &Utility Suppliers.
  • When budgeting prior to your home search,do not forget that you will be required to pay the first month’s rent in advance. You should also factor in your Tenancy Deposit, which is usually the equivalent of 4 to 6 weeks’ rent.Should you have any queries regarding the charges and costs associated with renting a property, please do not hesitate to contact one of our lettings consultants who shall be happy to explain these in further detail.
  • Please note that an additional charge of £150.00 including VAT is charged for a Renewal/Modification of the tenancy.
  • Any miscellaneous letters required for any purposes is charged at £50.00 including VAT per letter.

     We must check that a tenant or lodger can legally rent our residential property in England.

    Before the start of a new tenancy, we check all tenants aged 18 and over, even if:

    • they’re not named on the tenancy agreement
    • there’s no tenancy agreement
    • the tenancy agreement isn’t in writing.
